This is the neighborhood where I most often open a hatch and find puddles rather than merely humid soil. The ground stays saturated because the bay keeps it that way, and a hard rain or a spring tide can leave an inch of water sitting on the dirt around the piers on Vista Circle and the streets off Lookout Road. Even where it does not pool, the sandy soil wicks moisture straight up into the girders. The source work matters too — bulkhead seepage, a downspout dumping at the foundation, grading that tilts toward the house — and we address what we can. Wood-decay fungus gets treated and the softened joists and girders get photographed so you are looking at your own footing. Once the water is under control, a sealed liner over the soil and a dehumidifier in a closed crawl hold the humidity down against a water table that never really drops. The inspection is free.
