On these lots it is usually some combination of downspouts discharging against the block, a grade that has settled to slope back toward the house, a slow drip at a supply line, or those old vents feeding humid air in all summer. Any active wood-decay fungus gets treated, the affected framing gets photographed so you see the real state of it, and a sealed vapor barrier goes down over the bare soil so the wet ground stops feeding the space. Where those old vents are clearly what is driving the humidity, we close the crawl off and put a dehumidifier on it, keeping the space dry through the muggy months instead of only in winter.
